The original house was built in 1797 by William Knocker, former Mayor of Dover, he built the house and named the area "Bushy Ruff". He also excavated the lake to power his paper mills in the area. The house was built with a Italian feel to impress his visitors. Since then there has been some work in order to rebuild the house which has since stopped and been abandoned, there is also some fire damage on the roof. Since then the house has just been left to rot.

another building left to rot ,shame i bet it was a smashing place years back before nature and chavs got to it!

Oooft, place has seen better days eh? Sorry site indeed. Those partitions are recent though. An abandoned restoration perhaps?

I'm curious who owns the land, there were a few signs saying "private property, enter at your own risk" - would be interesting to see somebody buy it and fully restore it!

Great shame this Grade II listed house as in such a state.

Dover District council carried out an architectural survey on the listed building in 2008 & published a heritage statement consisting of 14 pages.

In Feb 2009 Permission was granted to turn the property into residential units and no sooner than work had started ceased

The local Parish Council

Minutes March 2013

Bushy Ruff House – The Dover Society raised their concerns regarding the derelict state of Bushy Ruff House. The Clerk confirmed that the developer has planning permission up until 13th December 2013.

The Parish Council agreed that once this lapses, if no works have started etc, they would contact DDC (the enforcement authority).

So maybe there’s hope for the Old Girl Yet :rolleyes:

The chap who owns it is trying to get permission to turn it into flats, he owns a lot of property round these parts, but as usual, the local council puts up objections to stop the redevelopment of sites like this...it's a stunning place with a superb view ! It's been terribly ransacked over the years ! It sold many years ago for 900k !!! The property boom has since dropped !

Yep that's spot on apart from full permission was granted in 2009 and as a listed building time frames imposed as well as all plans sympathetic approved etc.

I guess money got tight for the developer as listed as we all know are always more expensive to convert.

Hence all now are looking out for whats the normal developer ploy do a token gesture of work then let rot so can then sell as a coastal south facing plot opposed to a property as now beyond economical repair.




Its nice to know People are on the case on this one and in December the wheels of compulsory purchased at its minimum rate will kick in and then will try and find a genuine developer.

Then the original buyer will be sued for breach of contractual agreement ,purchase & maintenance of a listed building as was purchased with all in contract .

yer the poor old boy that owns it has had all sorts of problems..there has been plenty of objections!.. my mum worked here when it was a nursing home...i remember sitting on the terrace looking over the lake !
